Interior design & fit out — Abu Dhabi
Interior design and fit out across Yas Island, Saadiyat, Al Reem, Khalifa City and Al Raha — design, approvals, joinery from our own workshop, and site delivery under one contract.
The design work is the same. The route to building it is not. Abu Dhabi runs its own municipal system, its own sustainability code in Estidama, its own utility authority in ADDC, and its own community developers in Aldar and Modon — none of which accept a Dubai Municipality submission or a Dubai developer registration.
We already deliver in the emirate — a villa at Yas Acres among them — and we treat the approval route as the first thing to establish, not the last. Joinery is made in our own Al Quoz workshop and delivered to site in Abu Dhabi, which keeps the largest package on most interiors under our own control rather than tendered to a local subcontractor we have never worked with.
What we deliver in the emirate
The same scope we deliver in Dubai, with the approval route and logistics handled for Abu Dhabi.

Full design packages for villas on Yas Island, Saadiyat, Al Raha and Khalifa City — concept, 3D visualisation, materials and technical drawings.

Strip-out and rebuild with developer NOC, municipal permit and utility sign-off handled as part of the scope.

Al Reem, Al Raha Beach and Saadiyat apartments, phased around building management rules, service lift slots and noise hours.

Cat B office fit out with landlord submissions, municipal permit and Civil Defence approval, phased around occupied floors.

Kitchens, wardrobes, panelling and reception joinery made in Al Quoz, delivered and installed by our own team in Abu Dhabi.

Terraces, pergolas, pool surrounds and planting, specified for coastal salt exposure and Abu Dhabi summer.
Approvals
Four differences from Dubai that change the programme. We confirm which apply to your property before pricing it.
Ask about your communityAbu Dhabi building permits run through the emirate’s own municipal system under the Department of Municipalities and Transport — Abu Dhabi City Municipality, Al Ain or Al Dhafra depending on location. A Dubai Municipality permit or contractor registration carries no weight here, and the drawing standards and submission portal are different. Anyone quoting you an Abu Dhabi programme on Dubai assumptions has not done this before.
Yas Island, Al Raha, Saadiyat, Al Reem and Khalifa City each sit under a master developer or community management that requires its own no-objection certificate and its own approved-contractor registration before work starts. We complete that registration as part of our scope rather than treating it as the owner’s problem.
Abu Dhabi has no Dubai equivalent of this. New build and major works are assessed under Estidama’s Pearl Rating System, which sets requirements on materials, water fixtures, lighting and indoor air quality. Most interior-only fit outs fall below the threshold, but where a project does trigger it the specification has to be written for it from the start, because retrofitting compliance is expensive. We establish which applies at survey stage.
Electrical load changes and new distribution boards go to Abu Dhabi Distribution Company, not DEWA, on its own application and its own timeline. Civil Defence approval is still required for partitions, ceilings, fire detection and escape route changes, with an inspection before handover.

Scope & programme
The design work is the same as Dubai. What changes is the approval route and the logistics, and both belong in the programme rather than discovered later.
We price line by line in a BOQ after a site visit, the same way we do in Dubai, so you can compare scope rather than headline rates.
Joinery, stone and lighting account for the majority of most interiors. Furniture and dressing are the lines to flex if the number needs to move.
The municipal permit, the master developer NOC and ADDC sign-off all sit at the front. We run them in parallel where the community permits and start joinery production during the wait.
Where a project triggers the Pearl Rating System, the specification has to be written for compliance from the start — retrofitting it is expensive. We establish applicability at survey stage.
Joinery is made in Al Quoz and delivered to site. Deliveries are consolidated into fewer, larger loads and installation is programmed in continuous blocks rather than daily trips.
Estidama applicability, structural change, coastal-exposure specifications on Saadiyat and Yas, and long-lead imported materials. All flagged at quotation.
Tell us the community and the scope. We will visit and measure, confirm which municipality, developer and utility approvals apply, and come back with a programme and a BOQ you can compare properly.
Common questions
Approvals, cost, logistics and how working with a Dubai-based team actually runs. If yours is not here, call +971 50 448 3095.
We deliver across the UAE and have completed work in Abu Dhabi, including a villa at Yas Acres. Our design studio and joinery workshop are in Dubai, and we deliver and install in Abu Dhabi with our own team rather than handing the job to a local subcontractor. Site visits, surveys and snagging all happen in person.
Four ways. Building permits go through Abu Dhabi’s municipal system under the Department of Municipalities and Transport rather than Dubai Municipality. Master developers such as Aldar and the community managers on Yas, Saadiyat, Al Raha and Al Reem each require their own NOC and contractor registration. Major works are assessed under Estidama’s Pearl Rating System, which Dubai has no direct equivalent of. And electrical load changes go to ADDC rather than DEWA. A Dubai registration or permit does not transfer.
Usually not. The Pearl Rating System targets new build and major works, and most interior-only projects fall below the threshold. Where a project does trigger it, the requirements touch materials, water fixtures, lighting and indoor air quality, and the specification has to be written for compliance from the start because retrofitting it is expensive. We establish which regime applies at survey stage rather than assuming.
Pricing tracks Dubai closely — the design work is the same, and what differs is the approval route rather than the rate. Joinery, stone and lighting account for the majority of most interiors. We price line by line in a BOQ after a site visit so you can compare scope properly, rather than quoting a rate blind.
No, provided it is programmed for. Abu Dhabi is around a 90-minute drive, so we consolidate joinery into fewer large deliveries and schedule installation in continuous blocks rather than daily trips. Keeping joinery in our own workshop is what makes that work — the schedule-critical package stays under our control instead of being tendered locally.
Yas Island and Yas Acres, Saadiyat Island, Al Reem Island, Al Raha Beach and Gardens, Khalifa City, Al Reef and Mohammed Bin Zayed City among them. Each master community runs its own NOC and contractor-approval process, which we complete as part of our scope.
Yes — that is how we prefer to work. Design, 3D visualisation, material selection, joinery from our own workshop and the site works sit under one contract and one accountable team. If you already have a designer, we will build to their drawings and coordinate with them. See our turnkey fit out page for how a single-contract delivery is structured.
Yes — offices, clinics, retail and fitness interiors. Commercial work needs landlord or building management approval, the municipal permit and Civil Defence sign-off for anything touching partitions, ceilings or fire systems. Our office fit out page explains the Cat A and Cat B split and how we programme around an occupied floor.
Red Chillies Interiors L.L.C holds a Dubai Department of Economy and Tourism trade licence and ISO 45001:2018 certification for occupational health and safety, and we provide licence, insurance and trade references for prequalification. Project-specific registrations with the relevant Abu Dhabi municipality and master developer are completed as part of our scope — ask us to confirm the position for your particular community before you commit.
