Interior fit out contractors

Interior fit out contractors in Dubai, prequalified.

Licence, ISO certification, insurances and trade references ready for your prequalification file — plus an in-house joinery workshop, so the largest subcontract package on most fit outs is not a subcontract at all.

Most fit out risk is in the subcontract chain.

When you appoint a fit out contractor in Dubai, you are usually appointing a main contractor who will subcontract joinery, MEP, ceilings and flooring to four or five other firms. Every one of those interfaces is a place where a programme slips and a variation appears, and none of them signed your contract.

We hold joinery in-house — around forty craftsmen in our own Al Quoz workshop — which on a typical interior fit out is the single largest and most schedule-critical package. It means production starts during the approval window, revisions do not go through a third party, and when a site dimension turns out to be wrong the people who made the unit are the ones who fix it.

Trades we self-deliver

Nine trades on one licence.

These are the activities named on our trade licence and covered by our ISO 45001:2018 certification — not an aspirational capability list.

01

Licence & legal standing

Red Chillies Interiors L.L.C is a commercial limited liability company registered with Dubai’s Department of Economy and Tourism and a member of the Dubai Chamber of Commerce. Trade licence, establishment card and VAT registration are provided on request, along with the named trade activities so you can confirm the scope sits inside our licence.

02

ISO 45001:2018 certification

Independently audited and certified for occupational health and safety management, with scope covering interior design, interior fit out, landscaping, carpentry and joinery, HVAC, plumbing and sanitary, tiling, glass and aluminium partitions, and electrical works. This is the certificate most building managers and consultants want to see before site access is granted.

03

Insurance & developer registrations

Public liability and workmen’s compensation certificates are issued on request, and we can name your project or add your consultant where a contract requires it. We are a registered contractor with Emaar, Nakheel, Meraas, Dubai Holding, Nshama and DAMAC — so where your project sits in one of those communities, the contractor-approval step is already cleared.

04

References, method statements & HSE

Trade references and completed-project references, risk assessments and method statements per activity, and the HSE documentation a fit out application needs. We complete building-specific contractor registrations as part of our scope rather than passing them back to you.

Tendering & contracts

How to compare fit out quotations.

The practical mechanics of putting an interior fit out out to tender in Dubai — and the four places where quotations stop being comparable.

Tender on a BOQ, not a lump sum

A line-by-line bill of quantities is the only basis on which two quotations can be compared. A single lump sum hides both the specification and the exclusions, and it is where disputes start.

Check the exclusions first

Authority fees, landlord deposits, AV, loose furniture, telecom provisioning and out-of-hours working are the lines most often left out. A cheaper quotation is frequently just a shorter scope.

Specification, not just allowances

“Allowance for joinery” is not a specification. Ask for board type, carcass thickness, edge treatment, hardware brand and finish — our joinery page sets out what we quote as standard.

Payment stages

Typically an advance on signing, then stage payments against measured progress, with a retention released after snagging and the defects period. We do not ask for the full value up front, and you should treat it as a warning if anyone does.

Variations in writing

Every change priced and signed before it is built. Verbal instructions on site are the most common cause of a final account that does not match the contract.

Programme with dated milestones

A dated programme showing approvals, long-lead procurement, site sequence and handover — not a duration in weeks. It is the only way to tell early whether a job is slipping.

Add us to the tender list.

Send the drawings and BOQ and we will price them line by line. If you are still at prequalification stage, ask for the pack — licence, ISO certificate, insurances and references in one file.

How do I check an interior fit out contractor is licensed in Dubai?

Ask for the trade licence and confirm two things: that it is current, and that the activities named on it actually cover your scope. A licence for interior decoration does not authorise electrical or HVAC work. Red Chillies Interiors L.L.C is registered with Dubai’s Department of Economy and Tourism and a member of the Dubai Chamber of Commerce, and our licence names interior fit out, carpentry and joinery, HVAC, plumbing and sanitary, tiling, glass and aluminium partitions, electrical works and landscaping.

What documents should a fit out contractor provide for prequalification?

A current trade licence, establishment card, VAT registration, public liability and workmen’s compensation insurance, ISO certification where claimed, risk assessments and method statements per trade, and completed-project and trade references. If a building has its own approved-contractor register, the contractor should complete that registration themselves. We provide all of it as one pack.

Are you an approved contractor with the Dubai developers?

Yes — we are registered with Emaar, Nakheel, Meraas, Dubai Holding, Nshama and DAMAC. Where your project sits in one of those communities the contractor-approval step is already cleared, and we can take the NOC submission through as part of our scope. Note that developer registration is separate from free zone authority approval: DMCC, DDA, DIFC and Trakhees each keep their own registers.

How are fit out payments usually structured in Dubai?

An advance payment on signing, then stage payments against measured progress on site, with a retention held and released after snagging and the defects liability period. The advance covers procurement and mobilisation. Be cautious of any contractor asking for the full contract value up front, or for stage payments not tied to measurable progress.

Do you work as a main contractor to a consultant’s drawings?

Yes. We tender and build to consultant or designer drawings regularly, coordinate through the contract administrator, and produce the shop drawings where a detail is left unresolved rather than improvising it on site. We also deliver design and build under a single contract — see our turnkey fit out page.

Which trades do you subcontract?

Joinery is made in our own Al Quoz workshop, and fit out, MEP, tiling, partitions and landscaping are covered by our own licence and ISO scope. Specialist packages — AV integration, lift works, specialist fire suppression — are subcontracted to accredited specialists, and we tell you which at tender stage rather than after award.

Do you provide a warranty on the works?

Yes. A defects liability period runs after handover, with retention held against it, and we return to make good defects in workmanship within that period. Manufacturer warranties on appliances, hardware and systems pass through to you with the handover file. Confirm the exact period in your contract before signing — it varies across the market.

Can you handle the authority approvals?

Yes, and it is part of our scope rather than an extra. The route depends on location — developer NOC and Dubai Municipality for mainland and most communities, the relevant free zone authority for offices inside DMCC, DDA or DIFC, and Trakhees for PCFC jurisdictions — plus Civil Defence for anything touching partitions, ceilings or fire systems, and DEWA for load changes.

What size of project do you take on?

From single-room joinery packages to full villa and whole-floor commercial fit outs. Our delivered work spans villas, apartments, offices, clinics, retail and fitness interiors across Dubai and Abu Dhabi. If a project is outside what we can deliver well, we will say so rather than tender for it.
