Apartment interior design
Design and turnkey fit out for apartments in Downtown, Dubai Marina, JLT, Business Bay and The Greens — with the building NOC, lift bookings and working-hour rules handled for you.
Every managed building in Dubai runs its own rules: an approved-contractor list, a permitted working window, a service lift you book by the hour, corridor protection, a refundable deposit and a waste route. A contractor who isn’t on the list simply does not get through the loading bay — and your programme stops before it starts.
We are a registered contractor with Emaar, Nakheel, Meraas, Dubai Holding, Nshama and DAMAC, which covers the management companies behind most of Dubai’s residential towers. We handle the NOC, book the lift slots, work to the building’s hours, and keep the neighbours out of it.
What we do in apartments
From a developer handover that needs finishing to a full strip-out and rebuild.

Strip-out and rebuild across the unit — layout, MEP, ceilings, flooring, joinery and finishes under one contract.

Taking a developer handover from empty to finished, including the flooring, joinery and lighting the shell does not include.

New cabinetry from our own workshop, worktops templated on site, and the services coordination a tower kitchen needs.

Waterproofing done properly — the one trade where a shortcut in a tower becomes your downstairs neighbour’s problem.

Wardrobes, media walls and the built-in storage that makes a compact Dubai apartment work.

A specification chosen to let or sell well rather than to photograph once — durable finishes, neutral palette, fast programme.
Working in a tower
This is the part most interior companies leave to the owner. It is also the part that decides whether the job runs to programme.
Ask about your buildingManagement will want a no-objection certificate before anything starts, and will usually only admit a contractor already on their approved list with valid trade licence, insurance and safety documentation. Our developer registrations and ISO 45001 certification cover this in most towers.
Most Dubai towers permit works on weekdays only, roughly nine to five, with no drilling at weekends and often a quiet hour at midday. We programme noisy trades into those windows rather than discovering the rule on day one.
Materials move through the service lift in booked slots, requested days ahead, never the passenger lifts. Corridors and lift cars are protected, and a refundable deposit usually sits with management until handover.
Structural, MEP or wet-area changes need a Dubai Municipality permit on top of the building NOC, and electrical load changes need DEWA sign-off. We identify what applies at survey rather than mid-project.

Scope & programme
We price line by line in a BOQ after a site visit, and issue a dated programme before work starts. These are the decisions that move both.
Paint, lighting, flooring and soft finishes with no layout change. The quickest route, and the least disruptive to the building.
New kitchen and bathrooms, joinery and upgraded lighting. Wet areas and the services behind them are what lift this above a refresh.
Reconfigured layout, imported stone and bespoke joinery throughout. Layout change usually brings an authority permit with it.
Kitchen, bathrooms and joinery typically account for well over half. In a tower, access and lift restrictions add labour rather than material cost.
The building NOC comes first on every job, and a Dubai Municipality permit or DEWA sign-off adds to it. Service lift slots and permitted working hours shape the rest.
For a unit you intend to let, we specify for durability and turnaround rather than for a photograph. It usually costs less and holds up far better between tenants.
Send the tower, the unit size and what you want to change. We will check the building’s contractor requirements, visit, and come back with a BOQ and a programme that fits its working hours.
Common questions
Building rules, cost, timing and renting out. If yours is not here, call +971 50 448 3095.
In most, yes. Managed towers keep an approved-contractor list and will ask for a valid trade licence, insurance and safety documentation before admitting anyone. We are a registered contractor with Emaar, Nakheel, Meraas, Dubai Holding, Nshama and DAMAC, and ISO 45001 certified, which satisfies the requirement in most residential towers. Tell us the building and we will confirm before you commit.
Yes, in practice. Building management will want a no-objection certificate for anything affecting noise, common areas, lifts, waste, service risers, waterproofing or fire systems — which is nearly all interior work. Structural, MEP or wet-area changes need a Dubai Municipality permit on top, and electrical load changes need DEWA. We prepare and submit all of it.
Scope drives it more than area does. A refresh — paint, lighting, flooring and soft finishes with no layout change — is the lightest; a reconfigured layout with imported stone and bespoke joinery is the heaviest. Kitchen, bathrooms and joinery typically account for well over half. In a tower, access and lift restrictions add labour rather than material cost. We price line by line in a BOQ after a site visit.
A refresh is quickest, a standard fit out with new kitchen and bathrooms takes longer, and a reconfigured layout longer still. The building NOC sits at the front of all of them. Tower working-hour restrictions genuinely affect the programme, which is why we plan noisy trades around them from the start.
Only with the owner’s written consent, obtained before any building or authority submission. Management will ask for it. Tenants who start work without it risk having to reinstate the unit at their own cost, and in some cases a lease termination.
Kitchen and bathrooms first — they move rent and resale more than anything else. After that, flooring, lighting and built-in storage. For a rental we specify durable, neutral finishes with a fast turnaround between tenants, which usually costs less than a showpiece scheme and holds its condition far longer.
Yes. We survey the unit as built rather than trusting the handover drawings, then design around what is actually there — including the riser positions and slab depths that determine whether a layout change is even possible.
