Painting services
Interior and exterior painting of villas, apartments, offices and shops by a renovation contractor rather than a handyman — surface preparation, the right primer for the substrate, low-VOC systems, feature finishes, and exterior colours within what your community allows.
Nearly every painting quotation in Dubai is a price per room for two coats. What it does not say is whether the hairline cracks will be raked out or painted over, whether the primer suits the substrate or is whatever was in the van, whether the damp patch behind the AC drip will be fixed or hidden, and whether anyone will look at the cut-in lines under a raking light before calling it finished. Those are the differences between a repaint that still looks new in a few years and one that is peeling by the next summer.
We paint as the final trade of our own renovations, which means the finish has to survive a client walking through with a snag list. The same finishers and the same standard are available as a standalone package: survey first, preparation priced honestly, sample patches on your wall under your light, and a joint snag walk before we leave.
What we paint
Each is a different preparation and a different material. One quotation covers all of them.

Walls and ceilings filled, sanded, primed and finished in two coats of low-VOC emulsion, with everything protected or the unit cleared.

Coatings specified for sun, salt and humidity, in colours the community permits, with access equipment and the developer NOC handled.

Limewash, microcement, metallic and textured plasters by our own finishers, sampled on the wall before you commit.

Doors, frames, skirting, railings and gates prepared and finished in enamel or lacquer, sprayed where the finish calls for it.
Out-of-hours painting with low-odour systems so the business opens as normal the next morning.

A fast neutral repaint before photography and listing, with snags closed on the same visit.
Process
The finish is decided in preparation. This is the sequence on every job, standalone or inside a renovation.
Ask about your wallsHairline cracks at plasterboard joints, blown plaster behind an AC drip, chalky old emulsion, gloss on the skirting that needs keying, salt bloom on an exterior wall — each one changes the preparation and the primer. We walk every room before pricing and tell you what we found, because a quotation that ignores the substrate is a quotation for painting over problems.
Cracks are raked out and filled with a flexible filler, not skimmed over. Surfaces are sanded and dusted. Damp is traced to its source and the source fixed first, or the paint will fail again. Then a primer or sealer chosen for that substrate: stain-blocking over water marks, alkali-resistant over new plaster, an adhesion primer over gloss. Low-VOC emulsion systems are our default indoors, which matters in a sealed, air-conditioned home.
Colour cards lie under Dubai light. We apply sample patches on the actual wall, in the actual room, and look at them morning and evening before anything is ordered. Feature finishes — limewash, microcement, metallics — are sampled the same way, because their character comes from the hand that applies them and a photograph cannot show it.
Two full coats, each allowed its proper drying interval in Dubai’s humidity rather than rushed in a day. Ceilings before walls, walls before woodwork. Cut-in lines and ceiling edges are checked under a raking light, which is where a careless job shows. Then a joint walk-through with you, and we close every mark before we leave rather than after you have called.

Painting is the last trade on each of these.

Scope & programme
We price after a survey rather than per room over the phone, because the preparation is where the real difference lies. These are the things that move it.
Sound walls in a recent property need light preparation. Cracked plaster, damp, old gloss or previous poor work needs filling, sealing and sometimes re-skimming, and that is the line that varies most.
An empty property is painted fastest. An occupied one means moving and protecting furniture, working room by room and keeping the dust down, which takes longer.
Double-height halls, stairwells and villa facades need towers or scaffolding and trained operatives, and exterior work at height is where our ISO 45001 safety system matters.
Standard emulsion, washable scrubbable grades for kitchens and children’s rooms, exterior elastomeric coatings and feature plasters sit at different points, and we specify to the room rather than one grade throughout.
Going from a deep colour to a pale one, or the reverse, needs an extra coat or a tinted primer to cover. Many colours per room means more cutting-in and more time.
Doors, frames and railings are slower per square metre than walls: keying, priming and often spraying for a flawless finish. Many people leave them out of the brief and add them later.
Tell us the property and whether it is occupied. We will walk every room, tell you what the walls need before paint, sample colours on site and come back with a quotation that lists the preparation, not just the coats.
Common questions
Preparation, paints, exteriors and approvals. If yours is not here, call +971 50 448 3095.
Interior painting, no. Exterior painting in a master-planned community almost always does: the developer controls facade colours and will want an NOC application with the proposed colour, and some communities only permit a short approved palette. Towers prohibit any change to balcony or facade surfaces. We check the guidelines for your community and make the application as a registered contractor with all six major Dubai developers.
Usually one of three things: hairline cracks at plasterboard joints that were painted over rather than filled; moisture from an AC drip, a bathroom wall or exterior salt that was never traced to its source; or paint applied over chalky, glossy or dusty surfaces without the right primer. All three are preparation failures, which is why our quotation lists the preparation rather than just the number of coats.
Yes, as our default indoors. A sealed, air-conditioned home holds solvent fumes for days, and low-VOC emulsions are now good enough that there is no reason to use anything else on walls and ceilings. For offices and clinics we use low-odour systems so the space can reopen the morning after a night shift.
Both. We match from a sample or a reference code, and we sample candidate colours as patches on your wall under your light, morning and evening, before anything is ordered. Our design team can also build a colour scheme around your flooring, joinery and furniture, which is how we approach painting inside our own renovations.
Yes, with our own finishers. Limewash, microcement, metallic and textured plasters are applied by hand and their character depends on who applies them, so we sample on site first. We also make painted panelling and slatted feature walls in our Al Quoz workshop, which you can see on our wall panelling page.
Longer than the tin says, in summer. Humidity slows the curing of water-based paint, and rushing a second coat traps moisture and causes patchiness. We allow the proper interval between coats and tell you in advance how many days a room will be out of use rather than compressing it to look fast.
Yes. We work room by room, move and cover furniture, protect floors and seal the active area from the rest of the home, and use low-VOC systems so rooms are usable again quickly. It takes longer than an empty property, and we say so in the quotation.
Yes. Exterior work uses coatings specified for sun, salt and humidity, over preparation that deals with chalking and salt bloom, with scaffolding or towers and the developer NOC handled. Facade colour is restricted in most communities, which we check first. For broader facade changes see our facade works page.
Inside a renovation it is sequenced as the last trade after joinery and before handover, so the preparation is already done and the cost is lower per room. As a standalone package the survey and preparation are the main variables. Either way we price after seeing the walls, not per room over the phone. See villa renovation and apartment renovation for the full scope.
