Interior design & fit out in Sharjah
Villa interiors and renovation in Aljada, Al Zahia, Tilal City and Sharjah Garden City, apartment interiors in Al Majaz and Al Khan, and commercial fit out: design, joinery from our Al Quoz workshop and site delivery under one contract.
The design work in Sharjah is the same as in Dubai. What changes is the route to building it. Sharjah has its own authorities, its own permit process and its own utility provider, and a Dubai permit or a Dubai developer registration does not carry across. Villa communities such as Aljada, Al Zahia and Tilal City also have their own community rules on what owners may change. So we treat the approval route as a question for each property, and we answer it at the site visit before we price the work.
Our Sharjah work includes Platform Health Club, a gym fit out with dark immersive surfaces, warm timber and linear lighting, with illuminated branding built into the architecture. We come to Sharjah from our studio and joinery workshop in Al Quoz, Dubai. Kitchens, wardrobes, panelling and reception counters are made there by our own craftsmen and installed in Sharjah under our own site management, so the largest package on most interiors stays under our control rather than going to a subcontractor we have never worked with.
What we deliver in Sharjah
The same scope we deliver in Dubai, with the approval route and the logistics planned for Sharjah on each project. One project manager runs the job from site visit to handover.

Concept, 3D visualisation, materials and joinery drawings for villas and townhouses in Aljada, Al Zahia, Tilal City, Sharjah Garden City and Muwaileh, drawn against the home measured as built.

Kitchens, bathrooms, layouts and finishes, from a handover upgrade to a full strip-out, with the community approval and the permit handled as part of the project.

Apartments in the Al Majaz and Al Khan towers, planned around building management rules, service lift access and permitted working hours.

Gyms, clinics, offices, shops and F&B units, with the landlord approval, the permit route and fire and life safety confirmed before work is priced.

Kitchens designed around how the family cooks, made in our Al Quoz workshop and templated against the room as built, then delivered and fitted in Sharjah.

Wardrobes, panelling, TV units, majlis seating and reception joinery from our own workshop, installed by the same team that made it.
Approvals
Up to four steps, and not every project needs all of them. We confirm the permits from the relevant Sharjah authority and any community or landlord approvals at the site visit, then prepare the drawings and handle the submissions as part of the project.
Ask about your propertyMost Sharjah villa communities and apartment towers have a master developer, a community manager or a landlord whose written approval is needed before work starts. Villa communities often have design guidelines on facades, extensions and what may be built in the plot, and towers have their own rules on working hours, lifts and debris. If you rent, you need the landlord’s written consent first. We find out what applies to your property at the start.
Work that changes structure, layout, facade or building services needs a permit from the relevant Sharjah authority. Finishes, loose furniture and like-for-like joinery often need much less. A Dubai permit does not carry across, so we confirm which route applies to your scope at the site visit, prepare the drawings and tell you which side of that line your project falls on before you commit.
Electrical load increases, new distribution boards and relocated kitchens or bathrooms need the utility provider’s approval. This is coordinated as part of the project and started early, so it is not left until the end.
Commercial fit outs such as gyms, clinics, shops and offices usually need fire and life safety approval, and any villa or apartment work that touches partitions, ceilings, detection or escape routes can need it too. We check this at the site visit rather than assuming it does not apply.

Scope & programme
We price line by line in a BOQ after a site visit rather than quoting a rate blind, and we issue a written programme before work starts. These are the decisions that move both.
Joinery, lighting, paint and flooring with no layout change. It is the most common brief in the newer villa communities and the simplest route, because it usually needs only the community or landlord approval.
New kitchen and bathrooms, changed layouts and upgraded MEP. Moving wet areas or touching structure is the biggest step up, and it brings the permit route with it, so the drawings need to be ready early.
Gyms, clinics and shops carry more services, more fire and life safety work and more specialist finishes than a home. On a gym like Platform Health Club the flooring has to take heavy equipment and the lighting has to stay even across the training floor.
Kitchens, bathrooms and joinery usually take the largest share of a home. Flooring and MEP follow. On commercial work, services and lighting take a bigger share.
Joinery is made in our Al Quoz workshop and delivered to site. We consolidate deliveries into fewer, larger loads and programme installation in continuous blocks, so the trip between the two emirates is planned rather than repeated daily.
Moving wet areas, structural or facade change, community rules that limit external work, and long-lead imported materials. We flag each of these at quotation, so you can decide before you commit.
Tell us the community or building and what you want to change. We will visit and measure, confirm the permits from the relevant Sharjah authority and any community or landlord approvals, and come back with a programme and a BOQ you can compare properly.
Common questions
Approvals, cost, communities and how working with a Dubai-based team runs. If yours is not here, call +971 50 353 8845.
We deliver across the UAE and have completed work in Sharjah, including Platform Health Club, a gym fit out. Our design studio and joinery workshop are in Al Quoz, Dubai, and the joinery made there is delivered and installed in Sharjah under our own site management. Site visits, measuring and snagging all happen in person.
It depends on the property and the scope. Most projects need the approval of the master developer, community manager or landlord, and work that changes structure, layout, facade or services needs a permit from the relevant Sharjah authority. Load changes need the utility provider’s approval, and commercial work usually needs fire and life safety approval too. We confirm the route for your property at the site visit, prepare the drawings and handle the submissions. More on our approvals page.
We take on projects across the emirate, including villa and townhouse communities such as Aljada, Al Zahia, Tilal City, Sharjah Garden City and Muwaileh, apartment towers in Al Majaz and Al Khan, and commercial units across the city. Each community or building has its own rules for contractors, which we establish at the start of each project.
It depends on scope far more than on the emirate. A handover upgrade (joinery, lighting, paint and flooring with no layout change) sits at one end; a full renovation with new kitchen, bathrooms and changed layouts sits at the other. Kitchens, bathrooms and joinery usually take the largest share. We survey the property and price line by line in a BOQ, so you can see each decision and adjust before committing.
Not if it is programmed for. We consolidate joinery into fewer, larger deliveries from Al Quoz and schedule installation in continuous blocks rather than daily trips. Making the joinery in our own workshop is what makes that work: the package that usually sets the programme stays under our control.
Yes. Villa work in these communities is mostly handover upgrades (replacing builder-standard kitchens and wardrobes, lighting, flooring) and fuller renovations of kitchens, bathrooms and layouts. Each community has its own guidelines on what owners may change, especially outside, so we check what yours allows before you commit to a design. See our villa renovation page for how a renovation runs.
Yes: gyms, clinics, offices, shops and F&B units. Platform Health Club is one example, with gym flooring for heavy equipment, linear lighting and illuminated branding built into the architecture. Commercial work needs landlord approval, the permit and fire and life safety approval for anything touching partitions, ceilings or fire systems. See our fit-out page for how we run it.
Yes, that is how we prefer to work. Design, 3D visualisation, material selection, joinery from our own workshop and the site works sit under one contract and one accountable team. If you already have a designer, we will build to their drawings and coordinate with them. See our villa interior design page for how the design stage works.
Red Chillies Interiors L.L.C holds a Dubai Department of Economy and Tourism trade licence and ISO 45001:2018 certification for occupational health and safety. A Dubai licence does not by itself cover every step in Sharjah, so the permits from the relevant Sharjah authority and any community or landlord approvals are confirmed at the site visit and handled per project. Our licence and trade references are provided on request.
