The Greens & The Views
A villa delivered in The Greens — stone bathrooms, custom built vanities and flush detailing throughout. An Emaar community under Dubai Municipality, so the NOC and the permit run on the DM standard, not Trakhees.
The villa at The Greens works through a quiet language of material, light and proportion — subtle transitions and finely resolved junctions rather than overt gestures. That is more demanding than it looks. Flush reveals and shadow gaps need tight tolerances, and a gap that drifts by two millimetres reads as a mistake where a moulded detail would have concealed it.
Every junction was drawn as a shop drawing before it was made, and the bathroom vanities were templated on site against the as-built walls rather than cut to the drawing dimension. The Greens and The Views are mature Emaar communities, so the properties have moved since handover — measuring as built is not optional here.

Approvals
The Greens mixes villas and apartment blocks, so the route depends on which you own. We confirm it at survey.
Ask about your propertyEmaar Community Management requires a no-objection certificate before any contractor reaches site: trade licence and insurances, drawings showing existing and proposed, and a refundable deposit, with the contractor checked against Emaar’s approved list. We hold Emaar registration, so that step is already cleared.
Al Thayyal, Al Ghozlan, Al Samar, Al Nakheel and the Travo and Golf Tower buildings add their own fit out application on top: an approved-contractor register, permitted working hours, a service lift booked by the hour and corridor protection.
Structural change, facade alteration and significant MEP work is permitted by Dubai Municipality on the DM drawing standard. Trakhees governs Nakheel and PCFC communities on a different standard, and a contractor used to one will submit the wrong set for the other.
Load increases, new distribution boards and relocated wet areas need DEWA sign-off. Civil Defence applies where detection, escape routes or sprinklered areas are touched, which is more common in the apartment blocks than in the villas.
What we do here
The Greens and The Views cover low-rise apartment blocks and villas, and the two need different handling.

Concept, 3D visualisation, materials and joinery shop drawings — measured as built, which matters in a mature community.

Living, kitchen, bedrooms and bathrooms, with the building NOC, lift bookings and working-hour rules handled.

Stone finishes, custom built vanities templated on site and softly integrated lighting.

Custom cabinetry with soft-close hardware, appliance housings built to the specific models and templated worktops.

Made in our Al Quoz workshop and delivered finished rather than assembled on site.

Design, approvals, joinery, MEP and site delivery under a single contract and one project manager.
Scope & programme
We price line by line in a BOQ after a site visit and issue a dated programme before work starts. These are the decisions that move both.
A villa runs on the Emaar NOC alone for most work. An apartment adds the building’s own fit out application, lift bookings and working window, which changes the programme more than the scope does.
Flush reveals and shadow gaps need tight tolerances and shop drawings for every junction. It is the specification that moves the number, not the material.
Moving a kitchen or bathroom is the biggest single step up — and in an apartment, drainage runs to fixed risers, so the move is constrained before it is costed.
Kitchens, bathrooms and joinery usually account for more than half. Flooring and MEP follow.
These are mature communities and the properties have moved since handover. We survey as built rather than working from handover drawings, which avoids the fitted-joinery problems that follow.
Relocating wet areas, structural change and long-lead imported stone. All flagged at quotation rather than as a variation later.
Give us the property and the scope. We will visit, measure as built, confirm whether it runs on the Emaar NOC alone or needs a DM permit too, and come back with a BOQ you can compare properly.
Common questions
Approvals, villas versus apartments, and what the detailing involves. If yours is not here, call +971 50 448 3095.
Yes. Emaar Community Management requires a Community NOC before any contractor reaches site, covering the contractor’s trade licence and insurances, drawings showing existing and proposed, and a refundable deposit. If you own an apartment rather than a villa, the building adds its own fit out application on top. We hold Emaar registration and handle both as part of our scope.
Dubai Municipality. The Greens and The Views sit on Emaar land under DM jurisdiction, so structural, facade and significant MEP work is permitted by Dubai Municipality on the DM drawing standard. Trakhees governs Nakheel and PCFC communities such as Al Furjan and JVC on a different standard entirely.
Scope drives it far more than floor area. A refresh with no layout change sits at one end; a full renovation with new wet areas and bespoke joinery at the other. Kitchens, bathrooms and joinery usually account for more than half the total. We survey the property and price line by line in a BOQ so you can see each decision and adjust before committing.
Across The Greens and The Views, including Al Thayyal, Al Ghozlan, Al Samar, Al Nakheel, Travo and the Golf Towers. Our delivered work here is a villa interior. The apartment blocks each run their own fit out rules, which we check at survey.
Non-structural partitions, usually yes with the Emaar NOC and a permit where one applies. Structural walls and slabs need a structural engineer’s drawings and Dubai Municipality approval. In an apartment, moving a wet area is constrained by fixed drainage risers before it is a question of permits. We check what is possible before you commit to a layout.
Because these are mature communities and the buildings have moved since handover. Handover drawings are frequently out by enough to matter for fitted joinery, and a wardrobe cut to a drawing dimension rarely closes neatly against a real wall. We template against as-built dimensions instead.
Yes, in our own Al Quoz workshop with around forty craftsmen. Units arrive finished rather than being built on site, which keeps dust and noise down — particularly in the apartment blocks where neighbours and lift time are part of the equation. See our joinery page.
We are a registered Emaar contractor and work across its communities, including Dubai Hills Estate, Downtown, Arabian Ranches, The Springs and The Valley — our delivered work includes a townhouse at Emaar Valley.
