Bathroom interior
Master bathrooms, en-suites and powder rooms in villas and apartments — waterproofing and falls redone, plumbing altered with DEWA sign-off, stone set out from drawings, and vanities made in our own Al Quoz workshop. Developer and building NOCs handled.
Leaks into the room below, damp patches on the ceiling under an en-suite, tiles lifting off a wet screed, a shower that pools instead of draining: none of those are tile problems. They are waterproofing, falls and plumbing problems, and they happen because the bathroom was retiled over an old membrane, or the falls were never re-laid, or the drain was moved without the fall to carry it. Most bathroom renovation in Dubai is sold by the tile, and that is why so much of it is redone within a few years.
We do bathrooms as a wet-area package. The room is stripped to screed, the plumbing is first-fixed, a new membrane goes on with upstands and is flood-tested before a single tile is laid, and the falls are re-laid to the drain. Only then does the stone or porcelain go on, set out from the drawings so the joints land where they should. The vanity, mirror cabinet and niches are drawn as shop drawings and made by our own joinery team, templated against the finished tiling. And because wet-area work needs the developer NOC and in a tower the building NOC, we handle that too. The bathrooms at the Villa at The Greens and The Dahlia were built this way.
What we build
Each one planned around the drainage that exists, so the building approves it and it lasts.

Walk-in shower, bath, double vanity, stone or large-format porcelain and lighting layered for morning and evening.

Vanity units, mirror cabinets and niches drawn as shop drawings, made in-house and templated to the finished tiling.

Compact rooms planned on the existing drainage, with wall-hung sanitaryware and storage that makes them work.

The guest washroom as a showpiece: a stone or custom vanity, concealed lighting and the right mirror.

New membrane with upstands, flood-tested, falls re-laid to the drain and stone set out from the drawings.

Kept on the riser so the building approves first time, with drainage falls that work inside a shallow void.

Bathrooms inside a full villa or apartment renovation run under the same contract and NOC.

The master suite as one: bathroom, dressing room and bedroom joinery planned and made together.
Process
The order is not negotiable. Skipping a step is how bathrooms end up leaking into the room below.
Book a surveyWe record where the drains and the riser are, how deep the screed is, whether there is an existing membrane and what state it is in. Those four things decide what can move. A toilet can rarely cross a room in an apartment; a shower drain can usually shift within the fall available. We tell you before the layout is drawn.
The layout, a tile set-out so cuts land in corners rather than at eye level, shop drawings for the vanity and mirror cabinet, and a lighting plan with the mirror lit from the sides. Every slab, tap and piece of sanitaryware is chosen before strip-out so the room is not waiting on a delivery while it is a shell.
Wet-area work needs the developer NOC in every major community and the building NOC in a tower. Moving drainage or altering the installation adds a Dubai Municipality or Trakhees permit and DEWA sign-off. We prepare the submission in the format that authority uses and keep the drainage on the existing route wherever we can so it is approved first time.
The room comes back to screed. Plumbing is first-fixed: concealed cisterns, thermostatic valves, relocated points. A new membrane goes on with upstands at every wall and around every penetration, then the room is flood-tested and left before anything is tiled. If it does not hold, it is fixed then, not after the stone is on.
Falls are re-laid to the drain, then the stone or porcelain goes on to the set-out. The vanity is templated against the finished tiling and installed, sanitaryware is fitted and commissioned, extraction and lighting are tested, and the room is snagged against the drawings before handover.

Scope & programme
We price line by line in a BOQ after the survey rather than quoting by the square metre of tile, and tell you which decisions move the number before you make them.
Sanitaryware on the existing drains is the quickest, cheapest route and the one buildings approve readily. Moving a toilet or a shower drain brings new falls, a fuller permit, DEWA sign-off and, in an apartment, often a refusal.
Book-matched natural stone is the larger line and a long-lead one. Large-format porcelain gives most of the look with fewer joints, lower maintenance and shorter delivery. We show both at design stage.
A custom vanity, mirror cabinet and niches made in our workshop cost more than a catalogue unit and fit the room exactly. In a compact en-suite the storage is what makes the room usable.
Concealed cisterns, thermostatic valves, rain heads and wall-hung pans change both the plumbing first fix and the look. Imported ranges are the long-lead items we confirm before strip-out.
A full strip-out gets a new membrane and a flood test, whether or not the drains move. It is the one line we will not remove from a BOQ to win a job, because it is why the bathroom lasts.
A villa bathroom has deeper screeds and its own drainage. An apartment bathroom sits on a shared riser in a shallow void with building hours and lift bookings around it, which sets the programme as much as the scope does.
Send us photos and the property type, or book a survey. We will tell you what can move, what the building will approve, and come back with a BOQ that prices the waterproofing honestly.
Common questions
Waterproofing, approvals, what can move and what cannot. If yours is not here, call +971 50 448 3095.
Yes, in almost every case. A bathroom is a wet area, and the developer NOC covers it in every major community; in a tower the building management issues its own NOC with working hours and lift bookings. If the drainage moves or the installation changes, a Dubai Municipality or Trakhees permit and DEWA sign-off are added. We handle the submissions as part of the job.
We will not, and we would advise you not to let anyone else. Tiling over tiles raises the floor, hides whatever the old membrane is doing and leaves the falls as they were. A full bathroom renovation comes back to screed, gets a new membrane with upstands and a flood test, and has the falls re-laid before tiling. It is the difference between a bathroom that lasts and one that leaks into the room below.
The basin, usually. The shower, often, within the fall available to the existing drain. The toilet is the hardest: it needs a large-diameter drain with a real fall to the stack, and in an apartment that stack is fixed and the ceiling void below is shallow. We survey the drainage first and tell you what is realistic before the layout is drawn.
Made by us. Vanity units, mirror cabinets, niches and any dressing-room joinery alongside are drawn as shop drawings, made in our Al Quoz workshop and templated against the finished tiling so the fit is exact. Catalogue sanitaryware and brassware are specified to suit.
Natural stone, book-matched, is the richer finish and the longer lead, and it needs sealing and care. Large-format porcelain gives most of the look with fewer joints and no maintenance. In a family bathroom we usually suggest porcelain; in a master bathroom or powder room stone earns its place. We show you both before you decide.
No, not that one. A stripped bathroom is a wet-area construction site until the membrane has passed its flood test. If it is the only bathroom we tell you before we start and sequence the job to shorten the gap; in a villa we usually renovate bathrooms one at a time for that reason.
It depends on whether the drainage moves, the approval route your property needs and the lead time on the stone or sanitaryware you choose. We fix the programme after the survey and the selections, not before, and the waterproofing and flood test are never compressed to meet a date.
Yes. In an apartment the drainage stays on the riser, the falls have to work in a shallow void, and the building sets the working hours and the lift bookings. We have done it in Downtown, La Mer and Abu Dhabi towers, and the apartment fit-out page explains what buildings ask for.
