Trade & subcontract joinery
If you run fit outs, design interiors or develop property but do not own a joinery factory, we make the joinery for you. Kitchens, wardrobes, counters, panelling, doors and furniture produced in our own Al Quoz workshop to your drawings, under your contract and on your programme, supply-only or installed by our own fitters.
On a typical interior project the joinery is the largest subcontract package and the one most likely to hold up handover. Contractors without a factory place it with whichever workshop has capacity that month, design studios hand their drawings to a maker they have never visited, and developers accept whatever the main contractor’s subcontractor produces. The detail changes somewhere between the intent drawing and the delivery note, and the client blames the name on the contract.
We manufacture joinery for other interior and construction companies as a core part of the business, not as a favour between our own projects. Our facility in Al Quoz Industrial First runs carpentry, machining, edge banding, veneering, spray finishing and assembly under one roof with a production team of 40+, and the same shop-drawing office and installers that deliver our own fit-out contracts work for yours. You keep the client relationship. We keep the factory.
Who we make for
Each arrives with a different set of drawings and a different contract. The workshop is the same; the way we plug into your project changes.

The joinery package on your contract, priced from the BOQ, built to the consultant’s drawings and installed by our fitters under your site team as a domestic or nominated subcontractor.

Your intent drawings become our shop drawings, samples and production, with your sign-off at every gate. You present the finished room to your client; we stay in the workshop.

Repeat kitchen, wardrobe and vanity sets for townhouse rows and apartment floors, built to one approved sample so the fiftieth unit matches the first.

Bar counters, back bars, host stands, cash wraps, display plinths and millwork rolled out across branches to one specification, delivered to your opening programme.

Buildability comments on the joinery drawings before tender, then manufacture of reception desks, feature walls and ceilings that the rest of the market quotes with exclusions.

Replacement kitchens, wardrobes and doors across occupied buildings, made off-site and installed in short, scheduled visits so tenants are disrupted once.
How a trade package runs
Five gates, each with a document you can put in your project file. Nothing is released to the floor without a signed drawing and a signed sample.
Request a trade priceSend the tender drawings, the BOQ or the design intent set. We return a price itemised to the unit, with the board, finish, edge treatment and hardware brand stated on every line so your estimator can compare like for like. Anything that will not build as drawn is flagged now, with an alternative, rather than appearing later as a variation.
Our surveyor measures the actual openings, slab levels and service positions, and our drawing office produces shop drawings, elevations, sections, cutting lists and hardware schedules. They go to you and, through you, to the consultant for approval. We work in the drawing standard and title block you ask for.
Veneer leaves, lacquer colours, laminate swatches and hardware are presented as physical samples, and for repeat units we build one full prototype for sign-off before the run starts. The approved sample is retained in the workshop and every unit is checked against it.
Panels are machined and edge-banded, doors are veneered or sprayed in our own finishing area, hardware is fitted and each unit is dry-assembled and inspected before packing. You or your consultant are welcome on the floor at any stage, and we photograph units before they leave so the site team knows what is arriving.
Deliveries are sequenced to your programme and your site logistics: service-lift bookings, hoarding, out-of-hours access. Our own installers fit, scribe and adjust under your site management and close the joinery snag list themselves. On supply-only packages we hand over with installation drawings, hardware and a named contact for your fitters.
Working under your contract
Trade work only succeeds if the client never feels a second company in the room. These are the terms we work to on every subcontract and studio package.
We work as a domestic subcontractor under your main contract, or as a nominated subcontractor where the consultant specifies us. Our programme is drawn against yours, with the joinery milestones your project manager needs to track and site presence coordinated through your team.
Our fitters work under your site management and your rules. We do not approach your client, we do not brand the delivery, and we do not publish the project without your agreement. The relationship stays yours after handover.
We build to your design intent and tell you early where a detail will not survive manufacture, transport or Dubai’s humidity. The alternative is offered on the drawing, with the cost difference, so the consultant decides with the facts rather than discovering the substitution on site.
Trade licence, ISO 45001:2018 certificate, insurances, developer registrations, method statements and trade references are ready to drop into your subcontractor prequalification file. See what we hold on the fit-out contractors page.
Board grade, carcass thickness, edge banding gauge and adhesive, hardware brand and finish system are named on the quotation and on the shop drawing. The full material standard is set out on the joinery specification section, and the consultant can inspect against it.
Where you have your own fitters we supply finished, hardware-fitted units with installation drawings and a workshop contact. Where you do not, our installers fit the work and close the joinery snags, so one team is accountable for the finish the client sees.
Made in Al Quoz
The same workshop, drawing office and installers that deliver these projects are available to your contract.

Drawings, a BOQ or a design intent pack: send what you have and we will come back with an itemised trade price, buildability comments and an invitation to walk the workshop before you commit.
Common questions
Contract forms, drawings, discretion, supply-only and what a trade quotation includes. If yours is not here, call +971 50 448 3095.
Yes. Manufacturing joinery for contractors, interior design studios, developers and operators who do not have their own factory is a core part of our business. You keep the client and the contract; we produce the kitchens, wardrobes, counters, panelling, doors and furniture in our Al Quoz workshop to your drawings and deliver them to your programme, with or without installation.
Yes. We work as a domestic subcontractor under your main contract, or as a nominated subcontractor where the consultant has specified us. Our programme, method statements and site attendance are coordinated through your project manager, and our prequalification documents are ready for your file.
Yes, and that is how most trade packages start. We take the design intent, measure the site, and produce shop drawings, cutting lists and hardware schedules in-house for the designer’s approval. Where a detail will not build as drawn we say so on the drawing, with an alternative and the cost difference, before anything is cut.
Yes. Supply-only packages are delivered as finished, hardware-fitted units with installation drawings and a workshop contact for your fitters. Where you would rather one team be accountable for the finished result, our own installers fit the work and close the joinery snags.
Only if you tell them. Our fitters work under your site management, deliveries are not branded, and we do not publish or approach your client without your agreement. You are free to present the work as your own, which is the point of having a factory you can rely on.
An itemised price to the unit, with the board grade, carcass thickness, edge banding, finish system and hardware brand named on every line, plus buildability comments on the drawings and a list of anything excluded. Your estimator can compare it line by line against other bids rather than guessing what an “allowance for joinery” covers.
Yes, and we would rather you did. The facility is in Al Quoz Industrial First. Walk the machining, finishing and assembly areas, see the work in progress for other projects and meet the people who will draw and make yours. Inspection visits during production are welcome as well.
Yes. For townhouse rows, apartment floors and restaurant or retail roll-outs we build one prototype unit for sign-off, retain it in the workshop and check every production unit against it, so finish and dimensions hold across the whole run.
Across the UAE. Most trade work is in Dubai, with regular deliveries and installations in Abu Dhabi and Sharjah. We hold registrations with six Dubai developers, so we can work on managed-community and tower sites under your permit.
