The workshop
Kitchens, wardrobes, panelling, reception counters, invisible doors and bespoke furniture are produced in our own Al Quoz facility under direct supervision. Nothing waits in an outsourced queue, and nothing is value-engineered behind your back.

Scope drives it far more than floor area does. A basic specification uses standard finishes and laminate joinery with minimal MEP alteration; mid-range brings reconfigured layouts, veneer joinery and upgraded services; high-end means imported stone, bespoke joinery throughout and specialist lighting. Kitchens, bathrooms and joinery usually account for more than half of a residential project. We survey first, then price line by line in a BOQ so you can see each decision.
It depends on the scope and on the approval route the building or community requires. A refresh with no layout change is quickest; a full villa renovation with structural change takes considerably longer, and the developer NOC and authority permit sit at the front of the programme. We issue a dated programme before work starts rather than an estimate over the phone, and produce joinery in our own workshop during the approval window so that time is not wasted.
It depends on where the property sits. Dubai Municipality, DDA, Trakhees and DMCC each issue permits for their own areas (JLT, for example, sits under DMCC, and Palm Jumeirah under Trakhees), and most communities also need the master developer’s NOC. We confirm the route for your property at the site visit and prepare the drawings for it.
Yes. Some clients take drawings, 3D visualisation and an FF&E specification from us and tender the build elsewhere. Others come to us purely for joinery (kitchens, wardrobes, panelling, reception counters or bespoke furniture) produced in our Al Quoz workshop.
